How to prepare your apartment to sell it
Small changes that can make a difference
When you decide to sell your apartment, you want to do it in the shortest time possible and at the best price. but many
Homeowners make the mistake of putting their home on the market without preparing it properly.
The first impression counts a lot. A well-presented apartment sells faster and often for a higher price.
Here we give you some practical tips to prepare your home before visits.
1. Thorough cleaning
It seems obvious, but it is not so obvious. We are not talking about day-to-day cleaning, but about deep cleaning:
- Flawless crystals (let more light through)
- Mold-free tile and silicone joints
- Clean appliances inside and out
- Dust-free blinds and radiators
- Odors neutralized (no strong air fresheners)
A clean floor conveys that it is well cared for.
2. Depersonalize spaces
Your house is full of memories, but the buyer needs to imagine living there. For that:
- Remove family photos and very personal items
- Reduce decoration to a minimum
- Store collections and travel memories
- Neutralize spaces so that anyone can see themselves in them
The goal is for the buyer to think “I could live here”, not “someone else lives here.”
3. Get rid of what’s left over
Apartments with too many things seem smaller and more overwhelming. Before visits:
- Empty closets and store what you don’t use (or donate it)
- Clear kitchen and bathroom counters
- Remove furniture that does not contribute or get in the way
- Organize storage room and storage areas
Buyers open closets. If they see them full, they will think there is a lack of space.
4. Small repairs that matter
There is no need for a comprehensive reform, but it is necessary to fix those defects that we have been ignoring for years:
- Leaking faucets
- Doors that rub or squeak
- Broken plugs or switches
- Loose or cracked tiles
- Moisture stains on ceilings or walls
Every damage is an excuse to negotiate downwards. Delete them first.
5. A coat of paint
It is the improvement with the best cost-result ratio. Paint in neutral colors (white, beige, light gray):
- Gives a feeling of cleanliness and spaciousness
- Covers furniture marks and scuffs
- Modernizes the general appearance
- Everyone likes it
Avoid strong or very personal colors. Neutral sells.
6. Take care of the light
A bright apartment is much more attractive. For visits:
- Open all blinds and curtains
- Turn on the lights even if it’s daytime
- Replace burned out bulbs
- Use warm light bulbs to create atmosphere
If you can, schedule visits during the hours of best natural light.
7. Don’t forget the entrance and common areas
The first impression begins before entering the apartment:
- The doorway and stairs must be clean
- Your landing, tidy and free of clutter
- Doormat clean and in good condition
- Entry door without visible scratches
If the common areas are neglected, talk to the community before selling.
8. Prepare the documentation
A serious buyer will want to see paperwork. Be prepared:
- Updated simple note
- Energy certificate (mandatory)
- Latest IBI and community receipts
- Plans if you have them
- Invoices for recent renovations or installations
Having everything in order conveys seriousness and speeds up the process.
In summary
Preparing your apartment for sale does not require a large investment, but it does require spending time on the details. a flat
Clean, tidy, bright and well presented generates a better impression and attracts more buyers.
And remember: you only have one chance to make a good first impression.
